Switchgear, transformers and generators have lead times that can exceed the entire construction programme, so the order date — not the ground-breaking date — is what determines when the building can energize. How long does it take to build a data center?

Commonly 18–30 months from site selection to service ready, with construction itself around 12–18 months. Long-lead electrical equipment and utility power availability are usually what set the outer bound.

What are the five levels of data center commissioning?

Broadly: factory testing, component verification on site, pre-functional checks, functional performance testing of each system, and integrated systems testing of everything together under simulated load. The template gives commissioning its own phase for that reason.

Can I use this for a colocation fit-out rather than a new build?

Yes — drop the shell and core rows and keep design, long-lead procurement, MEP fit-out and commissioning, which is where a fit-out programme lives.
